Wayland is divided by Boston Post Road (RTE 20). The area that borders Lake Cochituate and the town of Natick on the south side, is referred to as "Cochituate". This area is comprised of many older homes of various styles - capes, ranches and colonials. Many of the larger homes and estates are on the north side near Weston, Sudbury and Lincoln.

Wayland is known for its excellent school system and for its acres of conservation land. Lake Cochituate is a State Park with boating, swimming, etc. There are several ponds for additional boating, ice skating, fishing, etc. Wayland has 2 very popular Golf Clubs along with exercise and Tennis Clubs nearby. A new natural foods supermarket opened here in 1997.

Most families seek out homes in Wayland because of its natural beauty, its proximity to Boston, and its culture, and its noted school system. Because of these amenities, the taxes in Wayland are quite high. But, you get what you pay for!
